The Brief

  • London Borough of Camden own a site north of Euston Station that is part of the new High Speed 2 Rail Terminal.
  • The site was purchased by HS2 to provide a Modular Building for Temporary Accommodation for the HS2 Workers.
  • Camden took a lease on the Building and are responsible for fitting out the lower 2 floors of building for a new Construction Skills Centre.
  • Camden currently operate these facilities from a Building in York Way, Kings Cross and will move to the new Construction Skills Centre in the Autumn 2023
  • The Modular Building is 6 Storeys high and the lower 2 Storeys will be used by Camden and the College of North West London (CNWL) as a Construction Skills Centre. The facility will deliver Plumbing and Electrical GNVQ qualifications for 16 to 18 years olds.
  • CNWL will deliver the Curriculum and are the Client for the fit out of the teaching and learning facilities. Camden Estates Department will run the building.
  • The project is funded by CNWL via a grant from the GLA (Greater London Authority) and by Camden.
  • Our brief was the Design and Delivery of the new Construction Skills Centre. This includes offices spaces, reception area, teaching and learning spaces including general classrooms, and plumbing and electrical workshops, meeting rooms, staff and resource rooms.

Our Solution

  • We designed the Interior for each of the internal spaces including all furniture and equipment so that it met the teaching and learning requirement of the CSC. This was based on the schedule of accommodation and the student numbers and staff numbers.
  • We carried out the detailed design for all the areas including reception, reception desk, security turnstiles, administrative office, meeting rooms, CSCS exam room, student welfare, electrical workshop, plumbing workshop, prep room, storage rooms, tutor rooms, staff social and general classrooms.
  • We increased the size of the classrooms and utilized some unused corridor space, we rationalized the entrance area and reception desk to ensure that the access front of house and back of house was improved and worked best for the building footprint that was available.
  • We carried out detailed user engagements with Camden and CNWL to ensure that the building and the teaching and learning spaces met their curriculum requirements.
  • We coordinated our layouts with the Base Build and M&E layouts by Premier, the modular Contractor who are constructing the building for Mace Dragados, HS2’s Construction Managers.
  • The base build is being constructed and the Interior fit out will be starting in Autumn 2023.
  • Sustainable initiatives include the re-use of existing legacy work benches from the existing facilities.
  • The improved outcome is that the CSC is a dedicated facility for technical skills that replaces the temporary facilities currently in use at York Way.

The Result

  • We completed the project on time and on budget on 22nd December 2023.
  • Our Clients, the London Borough of Camden and United Colleges Group, are delighted with the result.
  • The building was officially opened 8th February 2024.
  • The Euston Skills Centre provides City and Guilds Green Building Skills training and qualifications for Students aged 16 plus.
